Mary Gullixson of Alain Pinel Realtors has a $19.8 million home on the market in Atherton near the Menlo Circus Club, a private country club with swimming, tennis and polo. The public mostly knows the club through the Menlo Charity Horse Show, a 600-steed hunter-jumper horse show held annually. Proximity to the club is as much of the neighborhood as she’s revealing.

"This particular property is not on the multiple listing service. It’s mainly by networking," that it’s marketed, Gullixson said, adding that the internet is also useful for advertising high-end homes.
