Hot Property: Life in the heart of The City 

Sometimes, "urban renewal" is done the right way, and new buildings transform quiet downtown streets into thriving neighborhoods. Such is the case with 199 New Montgomery St., a downtown San Francisco high-rise completed in 2004.

"It’s not just a condo building on the corner," said Amanda Sharp of Paragon Real Estate, listing agent for 199 New Montgomery St., No. 401, on the market for $739,000. "You’re within walking distance of everything The City has to offer."

The unit, she says, is unique because of its size. With more than 1,000 square feet, it is very large for a one-bedroom-plus-den floorplan. "Many people in the building have converted that den to a second bedroom," she said. "It has its own closet."

The home boasts a high-end kitchen, including Bosch and Jenn-Air appliances, and California closets organizers. It is a corner unit with large windows and an East-facing neighborhood view. The result is 199 New Montgomery St., which has been very successful in drawing the coveted "young professional" crowd to downtown. Some owners have rented units to students at the nearby art school, giving the building an artsy feel to match the Albert Paley sculpture in its lobby.

"It’s a great lifestyle," said Sharp. "They can walk to work, use public transportation. It’s close to Westfield, Yerba Buena, movies …"
