Hot property: Eco-friendly Vic at $1.6M 

When Locus Architecture principal Steven Rajninger bought 200 Corbett Ave. in 2001, it could claim history: it had been built at least 100 years ago, maybe more. But over the years what Rajninger called the "stripped-down Victorian" had been remodeled strangely, with a windowless bedroom in the middle of the house between the kitchen and the living room.

He decided to open it up and make a demonstration house of it using his signature style: modern, with a lot of eco-friendly features.

What’s on the green list? The house has certified sustainably harvested wood and wood siding, wheat board (a renewable resource) cabinets with wood veneer, salvaged Douglas fir floors and doors, low-voltage lighting, formaldehyde-free insulation, cement countertops and double-glazed windows.

But those aren’t the eye-poppers upon viewing the house. The design stands front and center instead.

"The first thing was to open up the floor plan, so the house could be more connected to itself and also to the landscape," Rajninger said. "From every room of the house, you look into a garden, which is a nice thing for a city house."

He took an awkward lightwell and the spaces surrounding it and turnedthem into a new garden and a study off a new downstairs master bedroom suite with extra-tall ceilings and an art glass window. The renovation made for a fun home to live in, said Patrick Bruce, who bought the house in 2004 and is now selling it as his young family has grown.

"The house is completely designed to entertain," Bruce said. "It’s really for an older couple that wants to entertain or a newer, younger couple. You’re buying a piece of art on top of being a homeowner."
